RULES AND REGULATIONS

INTRODUCTION

The Board of Director of VENU at Grayhawk Condominium Association and EDGE at Grayhawk Condominium Association (the "Association") has adopted these Rules and Regulations governing the use of the Common Elements ofVENU at Grayhawk Condominium and EDGE at Grayhawk Condominium by the Unit Owners and all other Occupants of the Units and their guests.
Unless otherwise defined in these Rules and Regulations, each capitalized term used in these Rules and Regulations shall have the meaning given to such term in the Condominium Declaration for VENU at Grayhawk Condominium Association and EDGE at Grayhawk Condominium Association and all amendments thereto (the "Declaration"), recorded with the Maricopa County Recorder. As used in these Rules and Regulations, the term "Manager" means the managing agent of the Association.

PATIOS AND BALCONIES
No barbecue grills may be kept or used on any balcony. No flammable, combustible or explosive fluid, chemical or substance shall be kept or stored on any patio or balcony. No personal property (other than patio furniture) which exceeds twenty-eight (28) inches in height may be stored on a patio or balcony.
spotlights, floodlights or other high intensity lighting shall be placed on the exterior of the building or on a patio or balcony without the prior written consent of the Board of Directors. Shaking of rugs, mops, tablecloths, sheets or similar items or throwing of any objects from a Balcony is prohibited. Sweeping or hosing of dirt or water off a Balcony is not permitted. No rugs, linens, clothes or other such items shall be
hung from any patio or balcony wall or railing.

VEHICLES AND PARKING
Entry Gate Access Cards
The Occupants of each Unit will be issued one (1) gate clicker for the entry gate. Occupants may obtain additional gate clickers at a cost of $65.00 per clicker. Gate clickers are for use only by Occupants and their guests who are staying in the Unit on a temporary basis. If a gate clicker is lost or stolen, a replacement gate clicker will be issued at a cost of $65.00.

Vehicle Stickers
Each vehicle owned or leased by an Owner or Occupant must bear a permanent access sticker issued by the Association or Agent. No vehicle may be parked overnight in the parking areas of the Condominium unless the permanent access sticker is prominently displayed.

Every vehicle must enter through the entry gate individually. DO NOT FOLLOW IN BEHIND ANOTHER VEHICLE. If more than one vehicle attempts to enter through the gate without separately activating the gate, extensive damage may result to both the vehicle and the gate. THE ASSOCIATION WILL OT BE RESPONSIBLE FOR DAMAGES TO ANY VEHICLE CAUSED BY IMPROPER E TRYTHROUGH THE
GATES.


Visitor Parking
All visitors must park in uncovered spaces clearly designated as visitor parking.
Prohibited Vehicles
No gas powered go-cartS, mopeds, skateboards, or similar vehicles may be operated within the gates ofVENU/EDGE.


RECREATIONAL FACILITIES
Swimming Pool and Spa Areas
Persons using the swimming pool or spa do so at their own risk. No lifeguard will be provided by the Association. The Association will not be responsible for injuries sustained by persons in or about the pool or spa areas.

  • In order to protect the health and safety of children, no child under fourteen (14) years of age may use the pool or spa unless accompanied by an adult who shall be responsible for the safety of the child.
  • Persons wearing diapers must wear approved elastic leg and waist shorts over swimmer styled diapers.
  • Glassware of any kind is prohibited in the pool and spa areas. Any individual violating this will be charged solely for any charge associated with draining, cleaning, and refilling the pool and spa
  • For everyone's health and safety, running and playing games around the pool and spa are prohibited.
  • Please use towels on the patio furniture to protect them from the residue left by suntan oils, lotions, etc.
  • Please remember to take all your belongings with you when you leave the pool or spa areas.
  • The pool and spa cannot be reserved for private functions.
  • The pool and spa may not be used after 11 :00 pm and before 6:30 am. In addition, music or amplified sound is only permitted in the pool or spa areas during the hours of 9:00 am and 10:30 pm. All volume level will be
  • controlled by the Concierge on duty. No personal sound systems are permitted without the use of earphones.
  • Please wear proper attire.
  • Please do NOT allow the gates to slam and please do NOT prop gates open.
  • Please do NOT bring animals, bicycles, skateboards, or rollerblades into the facilities.
  • Please shower before entering the pool in order to remove any oils & suntan lotion.
  • The Manager is authorized to enforce these rules and has authority to ask anyone to leave the pool or spa areas who does not comply. In addition, the Board of Directors may suspend the right to use the pool and spa areas of anyone who violates these rules.
