VENU / EDGE Great Rooms

Our beautiful Great Room acts as the social hub of VENU and EDGE, and is clearly the showpiece of the entire community.
This type of facility does not exist anywhere else in the country - it has set new benchmarks in the industry so much so that some of its aspects are just now being replicated elsewhere, nevertheless, and the opportunity for residents of VENU and EDGE are unprecedented. Many amenities are provided including full concierge services, access to electronics, refreshments, and all kinds of events set within a contemporary beautiful facility. We trust that all residents are proud to share the Great Room on a regular basis with family and friends.
Keep in mind, however, that the success of these community amenities depends a great deal on the way they are treated by residents and their guests. It's not only an extension of their home; it's a product which has to be maintained for daily presentation. The following list of guidelines highlights some of the main points regarding conduct in the Great Rooms. Please also review the Rules and Regulations and the Great Room Code of Conduct.

The Concierge Staff are in charge of the Great Rooms. They have immediate decision making authority over alJ actions, services and provisions.
Do not enter the workspace behind the Concierge Desk. This space is exclusively for the use of the Great Room Staff.
All residents are expected to treat the facility with due care and respect
Solicitations of any kind, whether personal or professional, are not permitted at any time.
Individuals or groups may not take over any portion ofthe facility for their own use, or exclude others from using the facility for its intended purpose.
No foul or obscene language. No aggressive or offensive behavior.
Individuals and groups may not interfere with the normal operations ofthe facility. Please note, however that at times the Homeowners Association, the Management or the Declarant may arrange for meetings, seminars or other special events.
Items checked out from the concierge staff must be returned by established times and be in good condition. Any items not returned or returned damaged will be billed to the residents, in accordance with the governing documents. Everyone is expected to leave the facility in a neat, clean and orderly state.
No pets permitted in the Great Room - we are a pet friendly community and while our pets are apart of the community, please help us in this regard.
"Please" and "Thank You" are always appreciated.
The governing documents for the property provide for fines and a suspension of privileges for access to the Great Room and other Common Area Amenities.

  •       Hours of the Great Rooms are the following:

Sunday-Thursday 7:00 AM-9:00 PM

Friday & Saturday 7:00 AM-10:00 PM

  • All residents must register at the Concierge Desk when entering the Great Rooms facilities.
  • The Great Room and all facets of the Great Room may not be reserved for exclusive parties. An owner may have guests enjoy the Great Room with them so long as the number of guests does not exceed 20 people at any given time. When the Association has a scheduled event explicitly for homeowners, guests will then be limited to one guest per homeowner unless otherwise stated on the invitation.
  • Persons under the age of 15 are not permitted in any other area unless actively engaged in an activity with a parent.
  • A list of the outside services, such as caterer, rentals, florists, etc. to be used in connection with a Great Room gathering must be provided to the Manager.
  • The Owner or Occupant is responsible for cleanup and removal of all trash immediately after using the Great Room. If the Great Room requires additional cleaning and/or trash removal by the Association, all costs incurred will be charged to the Owner or Occupant. Privileges will be suspended until associated costs are paid in full.
  • Any Owner or Occupant violating these policies or misrepresenting the use of the area will be denied the ability to use the Great Room for any purpose in the future.
  • To insure all Owner and Occupant enjoyment, any person showing inappropriate or aggressive behavior, including lewd or abusive language, will loose all privileges in respect to the Great Room and the Fitness Center in its entirety. This will be the sole decision of the Manager and Board of Directors. This decision may only be reversed through an interview in front of the Manager and Board of Directors and poses no guarantees of reinstatement of privileges.
  • Please make sure any equipment checked out from the Concierge Desk is returned by 8:30 pm (Hummer bikes, pool towels, video games, walkmans or laptops).
  • Parent(s) agree that any and all items checked out by their child will be the responsibility of the parent. Any items not returned or returned damaged will be billed to the resident.
  • Please keep conversation and additional noises to a respectable level (no screaming) both in and around the Great Room.
  • Please do NOT run while in the Great Room.
  • Please discard any waste in the receptacles provided.
  • Please make sure to leave the Great Room in the same or better condition than you found it.
  • Please DO NOT bring animals, bicycles, skateboards, or rollerblades into the facilities.
  • While in the Great Room, complete and appropriate attire is required at all times including shirrs and shoes. No wet clothing is permitted in the Great Room.
